​An excellent opportunity has become available within a local organisation steeped in history and considered experts in their field. Our Property focused client are looking to hire a Surveyor for their Commercial Property Management team who provide a full range of management advice and services. Managing an extensive range of portfolios consisting of multi-let offices, retail parks, industrial parks and warehouse sites across the South West, they work with their client base of investors, owners, property companies and national investment funds.

As the newly appointed Management Surveyor you will be responsible for working as part of a team with some individual responsibility managing commercial properties and providing support to the wider department on other management related services. Here, you will deliver a professional level of service, with an eye for detail whilst working efficiently.

The exciting factor about this role is our client are open to the idea of employing a recently qualified candidate or someone who is looking for that career move fresh from University. The range of tasks will ultimately be decided by your breadth of commercial knowledge and of course, with the expert led team on hand to assist, you will receive what we consider as Gold Star Training.

Specific responsibilities may include, but are not limited to;

  • Undertaking property inspections with an understanding of relationships such as landlord and tenant matters.

  • Day-to-day management of an existing portfolio of commercial properties.

  • Reading utility meters and inputting into apportionment calculations.

  • Devising, setting up and administering service charges.

  • Dealing with maintenance requests, obtaining quotations, instructing contractors and carrying out follow-up inspections.

  • Facilities management functions including co-ordinating Health & Safety matters.

  • Participation in collection of rent, service charges, insurance and other recharge costs and liaising with our accounts team through the process.

  • Liaising with tenants and processing new tenancy agreements.

  • Being aware of and manage and conduct lease events such as lease renewals, rent reviews and lease re-gears.

  • Managing and coordinating the formalities of changes of ownership of units on common parts managed sites.

  • Processing and coordinating licence requests.

What we are looking for from the ideal candidate:

In order to succeed within the role, you will need to have an eye for detail, be a team player and ready to learn to be or already be a commercially minded, steady and reliable Commercial Property Management professional. You will need to be well organised and have the passion and desire to work within a leading regional property business.

Specific requirements include;

  • Must be a good communicator.

  • Must have a calm and reassuring manner, with resilience and determination.

  • Must understand and be able to deal with professional, personal and business to business relationships.

  • Must exhibit good versatility, accuracy and organisational skills.

  • Will ideally have experience in undertaking a range of Lease Advisory matters.

  • MRICS – desirable, but not essential.

  • Must be commercially minded, professional and with a firm desire to become another great ambassador for our client.
